The Property Ventures Philosophy Creating Great Communities Every business develops a way of doing things that guides the direction that it takes and shapes how its projects are conceived and undertaken. Nowhere is this more obvious than in the real estate development business. Everywhere there are physical manifestations of each developers philosophy. We live in them, work in them and they shape our environment in every imaginable way. A great tragedy is that many real estate developers are shortsighted, lazy and complacent about the standard of the projects that they undertake. Great real estate can be created, it just takes commitment, hard work, and a sound underlying philosophy that is grounded in exceptional urban design. For Property Ventures our most important step forward over the past three years has been to identify a specific approach to real estate development that we can identify with and apply to each project. We found this in a style of urban design and development called New Urbanism. New Urbanism is focused on creating community developments that are focused on people. Communities that provide for places where people can live, work, relax and be entertained. It is an holistic approach to development that encourages each aspect of a project or development to interact appropriately to facilitate a cohesive community. Communities can be large or small, the principles are the same. When the word community is mentioned we automatically think of small towns, neighborhoods and an ideal way of living that was lost sometime since our parents were young. As a real estate developer we see a community as being any place where people come together, whether it be to live, work or relax. A community can take the form of a single building in the heart of a city. A good example of this would be our LivingSpace buildings. Within each building a thriving community exists. People have places where they can live privately, they also have places where they can study and places where they can relax and interact with friends and fellow community members. Communities can be as large as entire towns where many people live in many different ways. An important goal of new urbanist planning is to allow for diversity within a community. As developers we meet this challenge by ensuring that developments have a diverse range of real estate types, and that people have an opportunity to live, work and relax within the community. Great communities are created by developing great real estate that people love to be a part of. For a community to be great it has to have people, and for people to really love a community it has to have been designed with them in mind. Too many developments ignore this essential rule. Buildings are created to please architects and developments are planned to please town planners and bureaucrats. People are too often forgotten.
