We have an experienced developer selling a 25% share in his next retirement village project. With his previous project ‘The Paeroa Retirement Village’ investment opportunity being snapped up quickly by forward-thinking investors this one is expected to go just as fast.

This latest exciting project has finance already approved, and ready for 1 or 2 equity investors to make some serious returns. This new village will be located in Amberley which is a small town located approximately 50 km north of Christchurch. Resource Consent for a License to Occupy (LTO) retirement village is underway, with plans for 300 units and a 100 bed Care Facility.

We are looking for JV partners to invest between $875,000 and $1.750 Million, for a total fund raising of $1.75 Million representing a 25% shareholding. This shareholding and the profits to be made can be broken down as follows:

1. A 25% Profit share of an expected $38 million initial profit which is approximately $9.5 million. This is just the profit derived from the initial sales of the 300 units and is tax free.

2. An ongoing estimated annual income from LTO resales of $2.1 million ‘per annum'.

3. A 25% shareholding in a business worth approximately $90 million which your share equates to an asset valued at approximately $22 million. This asset can be retained earning $2.1 million annual income or sold for the market value.

As an early investor you will become a part owner of all 300 units (Not just the initial stages), and since all the debt is expected to be paid back after the first 60 sales this means that you’ll leverage off a self-funded development process after this point. – Hence the potential for incredible investment returns!
